Project Overview

The design and build of 12 new industrial units.

Amiri was appointed following a successful competitive tender to deliver the design and build of Spring Business Park for long-standing client Kingsbridge Estates. This marked our ninth project together and built on a proven relationship established across a wide range of industrial and commercial schemes.

The project involved the redevelopment of the former Buttericks factory site into a high-quality industrial and logistics park comprising 12 B1/B2/B8 units with a total floor area of 62,641 sq ft. The scheme included associated access roads, utilities infrastructure, and comprehensive hard and soft landscaping, transforming a brownfield site into a Grade A commercial destination.

During delivery, Kingsbridge Estates appointed a new Development Director, creating an opportunity to support wider ambitions around standardisation and efficiency across their future portfolio. Drawing on our regional experience and established supply chain relationships, Amiri proposed the creation of an “exemplar” approach to industrial development. This collaborative working model focused on innovation, buildability and improved ESG performance, providing Kingsbridge with a replicable product that could be rapidly appraised and applied across multiple sites.

Key Challenges & Solutions

Delivering a High-Quality Scheme Through Competitive Tender: The project was secured through a competitive tender process, requiring Amiri to demonstrate both value and quality while meeting the client’s long-term investment objectives.

By leveraging our deep understanding of Kingsbridge’s requirements and drawing on lessons learned from previous projects, we delivered a robust design and construction solution that balanced cost efficiency with Grade A specification and long-term asset value.

Supporting Portfolio Standardisation and ESG Objectives: With a new Development Director appointed during the project, there was a desire to establish consistent standards that could be rolled out across Kingsbridge’s wider development portfolio.

Amiri led an exemplar working group, incorporating the client team, designers and key supply chain partners. This collaborative approach improved efficiencies, enhanced ESG performance and created a repeatable development model aligned with funding and sustainability requirements.

Local Supply Chain and Programme Efficiency: Maintaining programme certainty while delivering quality outcomes was critical, particularly within a competitive industrial market.

We prioritised local procurement, with 85% of the supply chain sourced within 25 miles of the site. This strengthened programme resilience, reduced transport impacts and supported local employment, while ensuring consistent quality and responsiveness throughout the build.

Working with Amiri on the ninth or tenth project we have done with them so quality is assured. Went to site this week and impressed with how well-organized it all is. Looking forward to the finished project!

Spring Business Park was completed as a high-quality industrial and logistics development, delivering 12 self-contained units built to Grade A specification. The scheme achieved EPC A and BREEAM ‘Very Good’ ratings, reflecting strong sustainability credentials and long-term operational efficiency.

The development was fully let and subsequently sold by Kingsbridge Estates to a local authority pension fund, demonstrating the commercial success and investor appeal of the project. Beyond the completed scheme, the collaborative exemplar model developed during delivery provided Kingsbridge with a valuable framework for future sites, enabling faster decision-making, improved ESG outcomes and the creation of employment opportunities across the South.
