Project Overview

Design and construction of five single-storey industrial units together with two-storey office buildings.

Amiri was appointed by New Forest District Council to design and build five single-storey industrial units and two two-storey office buildings, providing a total of 49,458 sq ft of high-quality employment space.

Part of a wider mixed-use development on Crow Lane, the Platinum Jubilee Business Park occupies a 3.59-acre site in the market town of Ringwood. The development offers 24 industrial units for B1/B2/B8 uses and 11,020 sq ft of premium office accommodation, designed to support business growth within the local economy.

Built to BREEAM Very Good standards, the scheme incorporates a range of sustainable features, including solar panels on the industrial units, electric vehicle charging points, and 113 parking spaces. The project was completed within a 46-week programme, delivering a modern, efficient, and environmentally responsible business park that enhances the local employment infrastructure.

Key Challenges & Solutions

Environmental Impact and Soil Management: The site presented challenging ground conditions with large volumes of contaminated soil that would traditionally require off-site removal.

Working in partnership with a specialist subcontractor, Amiri developed an innovative soil stabilisation technique, allowing material to be treated and reused on site. This avoided over 2,000 lorry movements, reduced carbon emissions, and removed the need for the importation of new fill materials – achieving significant environmental and financial benefits.

Optimising Design Efficiency: Delivering high-quality industrial space within budget while maintaining design intent required close coordination across the design and engineering teams.

The steel frame design was reconfigured to extend grid spacings from 4.5m to 6m, reducing the tonnage of steel by 15% and improving buildability. This also reduced the volume of paint, plasterboard, and junction detailing required – saving over £250,000 and minimising environmental impact

Delivering Sustainability and Energy Performance Targets: Achieving BREEAM Very Good standards required an integrated approach to energy efficiency and renewable technologies.

Amiri incorporated solar PV panels, EV charging points, and permeable parking areas, ensuring the development met its sustainability targets while offering long-term operational savings for occupiers.

I always talk about a project I managed in 2018 as the best one I’ve ever worked on, but this is fast becoming my new benchmark for a great project. since the first time I visted site, it has felt like we are all one team who are striving for the same goal. This has genuinely been a fun project to work on, this has allowed us to work together to resolve issues when they occur.

Project Outcomes

Jubilee Business Park represents a significant investment in the regional economy, providing flexible, sustainable, and energy-efficient space for local businesses to grow and thrive.

Through innovative design and value engineering, Amiri achieved substantial cost and material savings while improving the building’s environmental performance. The project successfully delivered:

  • Over 49,000 sq ft of new industrial and office accommodation.
  • A 15% reduction in steel tonnage, optimising both material use and structural efficiency.
  • Over £250,000 in savings through re-engineering of the steel frame and associated finishes.
  • A major reduction in environmental impact, with more than 2,000 lorry movements saved and contaminated soil retained and treated on site.

The business park now provides modern facilities for light industrial and commercial use, meeting demand for sustainable workspace within the New Forest district.
