Project Overview

Amiri was appointed under a Design and Build contract to deliver 70 new apartments for Knightspur Homes. The development was forward sold to The Guinness Partnership, one of the UK’s largest affordable housing and care providers.

The project was situated on a highly constrained, landlocked brownfield site surrounded by existing residential and retail buildings. Prior to construction, Amiri undertook the careful removal of an existing factory building, enabling the redevelopment of the plot to provide 100% affordable homes.

The architectural design draws on the industrial and rectilinear character of the surrounding area, using robust materials and large glazed elements to provide high-quality elevations and generous daylight levels, supported by a BRE daylight assessment. All apartments are fitted with MVHR systems and cutting-edge electric combination boilers to ensure energy efficiency and low-carbon living.

The completed homes deliver a range of tenures, including units adaptable for diverse needs, and were handed over to The Guinness Partnership on a full turnkey basis. The project also brought strong social value outcomes, including a community employment plan, extensive local supply chain engagement and the reuse of construction waste to support training at a regional college.

Key Challenges & Solutions

Overcoming COVID-19 Disruption: The site was forced to close for six weeks during the pandemic.

Amiri developed a comprehensive reprogramme and introduced robust COVID-safe working practices. With full subcontractor buy-in, the project was brought back on track and completed on its original deadline.

Embedding Sustainability and Circular Economy Benefits: A commitment to environmental responsibility required innovative reuse of materials.

All waste materials suitable for reuse were donated to Basingstoke College of Technology for use in construction training. Landscaping was enhanced to introduce green spaces and support sustainable living.

Ensuring Social Value Through Local Employment: The client sought a development that supported the local economy and offered opportunities for new entrants to the industry.

A community employment plan was implemented, with 85% of the supply chain coming from within 25 miles of site and eight apprentices employed throughout the build.

This project encouraged careers in the industry by, not only creating a local employment plan, but also employing 8 apprentices on the site and recycling all waste material to be used in construction classes in a local college.

Project Outcomes

Park View Heights delivers 70 high-quality, affordable homes that respond directly to local housing needs. The development brings a derelict site back into meaningful use, creating a modern, sustainable residential community supported by strong environmental design principles. Residents benefit from bright, energy-efficient apartments with contemporary services and considered landscaping that introduces green spaces to the urban setting.

The project also created positive social value through apprenticeships, local employment and construction skills development. Amiri’s site team achieved Gold recognition for exceptional performance, marking a company milestone, and the project successfully encouraged new entrants into the construction industry through sustained engagement and training opportunities.

Despite a six-week pause during the COVID-19 pandemic, the project was reprogrammed and delivered to its original completion date through collaboration, commitment and strong engagement from the supply chain.
