Project Overview
Amiri delivered the design and build of Nightingale Lodge, a modern, purpose-built development.
Comprising 54 one- and two-bedroom apartments for affordable rent and 17 shared ownership apartments. The scheme includes six wheelchair-accessible apartments and adaptable units to cater to residents’ changing needs.
The development also incorporates a daycare centre, operating from a communal area and accessible to both residents and the wider community. Each apartment is equipped with Tunstall call facilities and automation as required, while balconies provide attractive views over the courtyard or surrounding grounds.
Multiple stakeholders were involved in the project, including the client, end-user operator Places for People, and Hampshire County Council, which manages the daycare service. The design emphasised accessibility, comfort and community integration, creating a supportive environment for all residents.



Key Challenges & Solutions
Accessibility and Adaptability Requirements: Ensuring compliance with accessibility standards and adaptable design for residents with mobility needs added complexity.
The design incorporated wheelchair-accessible units, adaptable apartments and Tunstall call systems, with construction closely monitored to meet all accessibility requirements.
Complex M&E Installations: The integration of automated systems and call facilities within the apartments required careful coordination with mechanical and electrical contractors.
Close collaboration with specialist M&E subcontractors ensured systems were installed efficiently and fully operational before handover.

Project Outcomes
Nightingale Lodge provides a high-quality, accessible living environment for older residents and those with additional care needs. The development supports independent living while integrating essential social and community facilities.
The landscaped courtyard, balconies and communal areas enhance the sense of community, while the flexible apartment layouts ensure long-term adaptability. The project demonstrates Amiri’s expertise in affordable later-living schemes with integrated care facilities.

TEMPLEMAN PLACE, LEEDAM ROAD
Amiri was appointed to complete the construction of Templeman Place, a residential development in Bournemouth delivering 27 new council-owned homes for Bournemouth, Christchurch and Poole Council. The scheme comprised a four-storey apartment building providing 16 one-bedroom and 11 two-bedroom flats, together with bin and cycle storage, parking, electric vehicle charging points and a relocated substation.
