Project Overview

Amiri delivered the design and build of four new retail units, totalling 46,575 sq ft, constructed to a shell and core standard.

The development also included external service roads and yards, car parking areas, associated drainage, and ancillary infrastructure works. Following the main build, offsite Section 278 works were completed to enhance local highway access and connectivity.

The Mill Lane Retail Park was designed to accommodate a mix of national retailers, including Lidl, Home Bargains, and Costa Coffee, each with their own specialist fit-out teams completing the internal works after handover.

A key element of the project involved the use of lime stabilisation as an innovative ground remediation technique, improving soil conditions while reducing material waste and environmental impact.

Key Challenges & Solutions

Ground Conditions and Soil Remediation: Initial surveys identified challenging ground conditions that could have led to costly and time-consuming remediation works. Amiri implemented lime stabilisation to treat and strengthen the existing soils, eliminating the need for large-scale excavation and disposal, reducing vehicle movements, and achieving substantial cost and environmental savings.

Multiple Retail Tenants and Fit-Out Coordination: The development needed to accommodate different retailer requirements post-construction. Early coordination with tenant fit-out contractors ensured that shell and core delivery aligned with individual retailer specifications, allowing seamless transitions to their bespoke fit-out phases.

Offsite Infrastructure and Access: Section 278 highway works had to be carried out after completion without disrupting newly occupied units. A phased approach and close liaison with local authorities enabled safe, efficient completion of all external works while maintaining full access to the retail park.

Project Outcomes

The completed retail park provides modern, energy-efficient retail space that supports the economic growth of Alton and enhances local shopping amenities. The scheme has successfully attracted prominent high-street retailers and created new employment opportunities for the area.
