Project Overview
Amiri delivered the design and build of 15 new industrial units, arranged across three blocks, along with all associated external works, drainage and access roads.
The project was commissioned by Guildford Borough Council to enhance local employment infrastructure and provide high-quality, flexible industrial accommodation for a range of businesses. Prior to commencement, the existing site structures, slabs and foundations were demolished by others.
The location presented unique logistical challenges, situated between two active railway lines – one forming a main route to London and the other to Basingstoke – requiring close liaison with Network Rail to maintain safety and ensure all construction activity adhered to strict operational protocols.



Key Challenges & Solutions
Proximity to Live Railway Lines: Working between two operational railway corridors required rigorous safety management and coordination with Network Rail.
Amiri established regular communication protocols, pre-approved working methods, and strict exclusion zones to safeguard personnel and maintain compliance throughout the build.
COVID-19 Pandemic Conditions: The project commenced during the height of the pandemic, introducing unique health and safety challenges.
The site team implemented enhanced COVID-secure measures, including additional welfare cabins for social distancing, on-site sanitiser stations, daily temperature checks, and revised induction procedures focusing on hygiene and safe working practices.
Restricted Access and Logistics: With limited access routes and confined space between railway boundaries, careful logistics planning was essential.
Deliveries were scheduled during off-peak hours and managed under a strict traffic plan to ensure smooth operation and minimal disruption.

They have been a joy to work with – responsive, collaborative, down to earth and practical. Their work has taken place again the backdrop of the Covid pandemic and more recently, the fuel shortage crisis, both of which they’ve managed admirably. At all times, their site has remained open and safe. As clients, we have thrown additional challenges at Amiri, resulting in the significant redesign of one of the buildings to meet the needs of a particular tenant. They have dealt with these challenges in a positive manner, engaging with the process and offering good advice on the detail of the design to provide us with good value for money and minimise impact on the overall programme. Importantly, they have also been honest with us about those impacts rather than trying to tell us what they think we’d like to hear.

Project Outcomes
The completed development provides modern, energy-efficient industrial units that meet the needs of Guildford’s growing business community, supporting local economic development and job creation.
Delivered safely and on programme despite the constraints of the COVID-19 pandemic, the project demonstrates Amiri’s ability to maintain high standards of quality, safety and delivery performance under complex site and external conditions.
