Project Overview
The demolition of an existing property and the construction of 24 new one- and two-bedroom apartments.
The development includes associated parking, bin and cycle storage and high-quality landscaping to create an attractive and efficient residential environment.
As part of Bournemouth, Christchurch and Poole Council’s commitment to sustainable housing, Craven Court was designed in line with Passivhaus principles. The scheme incorporates a range of energy-saving design features aimed at reducing carbon emissions and meeting the Council’s Sustainable Buildings Strategy.
Situated in a busy residential area, the project demanded careful coordination, community engagement, and precise site management to minimise disruption to local residents and maintain safety throughout the build.
This project represents the second of three major developments delivered or secured by Amiri for BCP Council, supporting the authority’s wider housing and sustainability objectives.



Key Challenges & Solutions
Working Within a Densely Populated Residential Area: With neighbouring homes in close proximity, it was vital to manage noise, dust and traffic disruption effectively.
Amiri implemented a robust community liaison plan, providing regular updates to residents and carefully scheduling high-impact activities. Site logistics and deliveries were managed to avoid peak hours and minimise disturbance.
Meeting Passivhaus and Sustainability Requirements: Designing and constructing a building that aligned with Passivhaus principles required precise attention to air tightness, thermal performance and energy efficiency.
The team worked closely with the design consultants and the Council’s sustainability officers to integrate advanced insulation, high-performance glazing, and efficient ventilation systems that significantly reduce energy use and environmental impact.
Demolition and Redevelopment on a Constrained Urban Site: The existing property required full demolition before construction could begin, with limited space available for materials, plant and access.
Amiri utilised a phased demolition and construction approach, supported by detailed planning and sequencing to maintain safety, optimise workflow and ensure compliance with local regulations.

Project Outcomes
The completed Craven Court development has provided 24 high-quality, energy-efficient homes that contribute to Bournemouth’s growing need for sustainable, affordable housing.
Each apartment benefits from excellent thermal performance, reduced running costs, and enhanced comfort for residents, achieved through the adoption of low-energy building techniques and high levels of insulation and air tightness.
In addition to its environmental credentials, the development enhances the surrounding area with its contemporary design, improved public realm, and practical amenities. This project fulfilled BCP Council’s goal to expand sustainable housing options for the local community.
