Project Overview

A BREEAM Outstanding and A+ EPC rated industrial building.

Amiri was appointed to deliver the design and construction of a new 21,490 sq ft industrial warehouse at Compton Place Business Centre in Camberley. The scheme involved the demolition of existing buildings and the creation of a modern, sustainable facility that successfully combines functionality, visual appeal and environmental performance.

The development was designed and built to achieve BREEAM Outstanding and an A+ EPC rating, representing one of the highest benchmarks in sustainable construction. The warehouse structure incorporates a steel frame, glulam and timber mezzanine flooring, and built-up cladding to deliver both strength and aesthetic quality.

Environmental and ecological enhancements were a key focus throughout the project. The site includes bird and bat housing, a loggery, and landscaped green spaces to encourage biodiversity. A new access point was created with a concrete apron and permeable parking areas, while a sustainable drainage system directs surface water to attenuation tanks with controlled outflow to protect the local environment.

A timber-clad cycle shelter with a green roof further demonstrates the project’s commitment to sustainability and low-carbon design.

Achieving BREEAM Outstanding on an Industrial Site:The client required a facility that would set a new environmental benchmark for its sector, demanding exceptional attention to design detail and material selection.

Amiri worked collaboratively with the design team and BREEAM assessors from concept through completion, adopting high-performance materials, energy-efficient systems, and sustainable construction practices to achieve the BREEAM Outstanding rating.

Balancing Functionality with Environmental Responsibility: Industrial developments often prioritise practicality over aesthetics or ecology; this project required a balance of all three.

The inclusion of green infrastructure – such as the green roof bike shelter, biodiversity-friendly landscaping, and natural habitats for wildlife – ensured the building performed functionally while contributing to the local ecosystem.

Managing Site Redevelopment and Drainage Constraints: The brownfield site required demolition, ground remediation, and the implementation of a complex sustainable drainage system within a tight footprint.

Amiri developed a coordinated site strategy that integrated permeable surfaces and attenuation tanks with flow control, ensuring effective drainage, compliance with environmental standards, and protection of local waterways.
