Project Overview

A modern industrial development delivering flexible, high-quality units in Woking.

This project involved the construction of a new commercial and retail unit development in Woking, delivering 21 modern units arranged across three linear blocks. The scheme was designed to create flexible, high-quality employment space with a strong contemporary appearance and efficient site layout.

The buildings were formed around a steel-framed superstructure, finished with sinusoidal metal roof and wall cladding in a coordinated colour palette to provide a robust, modern industrial identity. Each unit features aluminium-framed windows, glazed entrance doors and full-height roller shutter doors to support a range of commercial and light industrial uses.

Significant enabling and groundworks were undertaken, including soil stabilisation, drainage ponds and swales, and the construction of pad foundations with ground-bearing floor slabs. Internally, the units were fitted out with low-level blockwork and jumbo stud partitions, fully fitted kitchens and WC facilities, and durable internal finishes suitable for flexible tenant occupation.

Comprehensive MEP installations were provided throughout, including air source heat pumps (ASHPs) to deliver efficient, low-carbon heating solutions in line with sustainability objectives.

Externally, the project delivered a well-organised and functional environment with tarmac access roads, concrete service yards and generous parking provision. Block-paved parking areas incorporated rainwater attenuation tanks, while soft landscaping and new tree planting were introduced to soften the built form and enhance the public realm.

Project Outcomes

The completed development delivers a high-quality, contemporary commercial environment that is both practical and visually cohesive. The clean lines of the cladding, consistent unit layouts and generous service yards create a professional setting that is attractive to a wide range of occupiers.

Infrastructure and drainage improvements ensure long-term performance and resilience, while the integration of low-carbon technologies supports reduced operational energy use. The extensive external works and landscaping provide clear circulation, strong frontage presence and an enhanced sense of arrival to the site.

Overall, the project has successfully created a future-proof employment hub, combining modern construction, sustainability and thoughtful site planning to add lasting value for occupiers and the wider local area.
