A new retail development comprising a terrace block of five retail units.
The project involved the construction of a new retail development comprising a terrace block of five retail units for major high street brands. In addition to the main terrace, the contract included the delivery of a Costa Coffee drive-thru, external enabling works for a McDonald’s restaurant, and the development of both adult and mini football pitches with associated car parking.
The scope also incorporated Section 278 highway works, a public car park, service yard and landscaping throughout the site. This complex project was delivered under a fast-track programme, requiring close coordination and real-time rescheduling to maintain momentum and achieve key milestones.
With a contract programme of 38 weeks, the scheme was successfully delivered two weeks ahead of schedule, to the delight of the client. The project’s quality and execution were recognised with the 2019 South Coast Property Award for ‘Development of the Year’ (Commercial and Residential).



Key Challenges & Solutions
Minimising Disruption During Drainage and Highway Works A key risk involved implementing the drainage solution adjacent to the busy A32 without causing road closures or public disruption.
Through value engineering, the team developed and delivered an innovative drainage solution that avoided the need for lane closures. This reduced potential delays, saved costs and maintained traffic flow throughout construction.
Delivering a Fast-Track Programme: The 38-week construction schedule required precise coordination between trades and suppliers to maintain progress and quality.
The project team adopted a proactive, real-time rescheduling approach to manage activities efficiently. Close communication with all subcontractors ensured that each phase of the project was delivered without delay, allowing completion two weeks ahead of programme.
