Project Overview

Design and build of a 3-storey teaching block and restaurant facility.

The project involved the design and build of a three-storey teaching block and restaurant facility, seamlessly linking the new construction with the existing Victorian buildings on the campus. The steel-framed building incorporates a ground-floor restaurant and kitchen, featuring folding doors that open onto a decking area to create a flexible indoor-outdoor space.

The upper floors provide twelve general teaching rooms and a larger, multi-purpose teaching space that can be divided into smaller areas. Roof lights bring natural light into the building, while 150m² of photovoltaic panels and 28m² of solar-thermal panels contribute to the building’s sustainability credentials.

Due to the very tight site and limited compound space, deliveries were carefully scheduled on a “just in time” basis, minimising disruption to the main road into Brighton and ensuring smooth on-site operations.

Key Challenges & Solutions

Building on a Very Tight Site: The site was constrained by existing Victorian buildings and a busy main road, leaving minimal space for construction activities.

The project team implemented a “just in time” delivery strategy to manage materials efficiently, reducing on-site congestion and limiting disruption to surrounding roads and the college.

Integrating Modern Facilities with Historic Campus Buildings: Linking the new building to the existing structures required careful consideration of architectural alignment and campus circulation.

Close collaboration with the college and architects ensured the design harmonised with the Victorian buildings, while providing functional, flexible teaching spaces that met modern educational requirements.

We were delighted with the quality of the work as well as the care taken to ensure that the College could continue with our activities – in fact even though the site was in the heart of the College we often forgot it was there so minimal was the impact.

Project Outcomes

The completed teaching block delivers modern, flexible learning spaces that integrate effectively with the historic campus buildings. The restaurant and kitchen offer a bright, open environment for students and staff, enhancing both the campus experience and social facilities.

The sustainable design features, including photovoltaic and solar-thermal panels, contribute to reduced energy consumption and support the college’s commitment to environmental responsibility. Natural light is maximised through roof lights and open-plan layouts, creating a bright and welcoming learning environment.

The project was delivered on time and within budget, successfully addressing the logistical challenges of a constrained site while maintaining the quality and functionality expected by the college.
