Project Overview

The Bourne Community Hub is a purpose-built facility designed to serve the residents of the Rossmore area, providing spaces for a wide range of community activities.

The hub includes a 50-place pre-school, amenities for young people, and flexible areas for various services catering to all ages.

Following a competitive tender, Poole Communities Trust awarded Amiri Construction the £2M contract to deliver the hub. The construction was managed from Amiri’s Bournemouth office, located less than five miles from the site, marking a return to the area after the successful delivery of the Quay School nearby. The build period was 50 weeks, with ongoing engagement and fundraising continuing alongside construction to bridge the funding gap.

Close collaboration with local suppliers and subcontractors was a key feature of the project. An impressive 93% of the supply chain lived within 15 miles of the site, contributing to seamless teamwork and exceptional workmanship. A temporary building ensured that the pre-school and youth services could continue uninterrupted during construction.

Key Challenges & Solutions

Maintaining Frontline Services During Construction: The pre-school and youth services needed to continue operating throughout the build.

A temporary facility was installed on an adjacent site to house the pre-school and youth provision, allowing services to run uninterrupted during construction.

Delivering the Project Within Funding Constraints; The total funds raised by the Trust were slightly below the contract value.

A “Buy a Brick” campaign and in-kind donations from suppliers and subcontractors helped bridge the shortfall. Contributions included kitchens, paint, materials, hand dryers and design fee reductions, totalling approximately £45,000 in support.

Engaging Multiple Stakeholders in a Busy Community Project: The hub involved the local trust, charities, contractors, and community groups, requiring careful coordination.

Regular stakeholder visits, ceremonial events, and weekly coordination meetings ensured active engagement, transparency, and collaboration throughout the project.

This will make a huge positive difference to the people of Bourne, who are so often overlooked.  Enormous thanks to all the organisations and individuals who have grant funded or made donations to this amazing project. We are hugely grateful for their support and the determination and commitment of local residents to get the Hub up and running.  We look forward to working with Amiri Construction to turn our dream into reality.

Project Outcomes

The completed Bourne Community Hub provides a modern, flexible facility that will serve the local community for years to come. The building achieved significantly improved air permeability, reaching 3.23 m³/h/m² against a criteria of 5 m³/h/m², reflecting excellent air tightness and energy performance.

The hub has successfully delivered enhanced educational and community spaces, including fully equipped pre-school facilities and multi-use areas for local youth and wider community activities. The project also fostered strong local engagement, with community stakeholders, charities and volunteers actively involved throughout the build.

The collaborative approach, local supply chain involvement, and contributions from suppliers and subcontractors ensured the project was delivered to a high standard.
